GUEST READY SERVICES
For hosts who want their property fully stocked, cleaned, and truly guest-ready before the first check-in.
Full setup of the supply closet, including spare linens, guest consumables, and bathroom essentials, arranged and organized so everything has a home. Washing all bed linens, towels, and dishes, and getting the kitchen and bathrooms fully guest-ready down to the last detail. Inclusive of ordering and monitoring arrival of guest-ready items from a standard essentials list.
Pricing below reflects both the additional time required onsite plus placing and managing orders, and increases with home size as larger properties require more of both

Furniture ordering
For hosts who'd rather hand off the entire furnishing process than spend nights chasing vendors, tracking shipments, and hoping nothing shows up damaged.
Full sourcing and purchasing of every item in your design plan, from comparing vendors and pricing to tracking every order against its delivery window. I coordinate someone to visit the property regularly, bring each delivery inside, and verify it against the shipping label before weather or theft becomes a risk. When something arrives late, wrong, or damaged, and something almost always does, I handle the return or replacement directly with the vendor so it never lands on your plate. You'll get a complete transaction log and inventory record for every purchase made on your behalf.
Starting at $2,500, based on the scope of your design plan at booking. Requires use of the client's credit card or banking information. Entire order sheet must be provided at the start; items added after ordering begins may incur additional charges.
Price is discounted when bundled with Onsite Install & Contractor Management. Ordering without onsite coordination often means extra sorting and organizing time once I arrive, which may incur additional costs.
STR Listing & Systems Setup
For new hosts, or anyone who wants their listing and backend platforms built the right way from day one.
Your listing is the first impression every guest gets before they ever set foot in your home, and it's often the difference between a fully booked calendar and one that sits empty. Full Airbnb listing creation plus setup and integration of the tools that make hosting hands-off: Hospitable for automated guest messaging, PriceLabs for market-based pricing, and Turno for turnover coordination. This includes optimized listing copy, strategic photo ordering, and pricing setup built around your local market, not guesswork. Includes automated guest messaging setup and easy-to-follow documentation so you're set up to run things confidently on your own once I'm no longer involved.

Onsite Install & Contractor Management
For hosts who want a complete, photo-ready STR without needing to manage every detail yourself.
I source and vet contractors nationwide, coordinate bids, manage timelines, and handle every piece of setup from start to finish. You’ll receive three bids per scope item with quality standards built into every search. Most hosts who try to do this themselves get burned at least once. This is how you skip that chapter.
Full onsite execution to get your property photo ready: furniture assembly, wall-mounted item installation, and photo styling and staging, plus complete sourcing and management of every project contractor (painting/wallpaper, photography, junk removal, furniture building and mounting, and a pre-photoshoot clean).
I travel to your property and oversee furniture installation and photo styling, coordinating directly with your photographer to get the space shoot-ready.
Starting at $7,499. Travel and accommodation are separate and paid directly by the client.
Specialized contractors (non-cosmetic construction) are sourced and managed at an additional $300 per contractor.
Large furniture items such as hot tubs or saunas may require additional specialized work (electrical, permitting, etc.) beyond standard furniture building and mounting.
Average on-site project runs 5-7 days, but is dependent on scope and size of property. Total number of days to be determined before onsite travel.
